Your Home Has Grown In Value.

What's Your Next Move?

Don't just buy another property. Build your next move around a strategy.
Whether your HDB is approaching its MOP, your EC is nearing its 5-year or 10-year mark, or you've simply started wondering if your property is still working for you, let's sit down together and work out whether you should Hold, Sell, Switch or Grow before you decide anything.

Your Home Has Done Its Job. Is It Still The Right One?

For many homeowners, the property they bought years ago has quietly become the biggest thing they own. And somewhere along the way, the questions start:

"Should I sell now, or continue holding?"
"If I sell, what should I buy next? New launch, resale condo or landed?"
"Can I upgrade without overstretching, and how much cash should I keep?"
"There are so many projects. How do I know which one actually suits me?"
"Am I paying too high an entry price?"
"Will this property be difficult to sell 3 to 5 years later?"
Maybe you've already asked around. Every agent seems to recommend something different, and friends, family and the videos you've watched all have their own opinions. The more you hear, the less sure you feel.

There are more listings, launches and opinions today than ever before, so choice is rarely the problem. What's usually missing is a clear property roadmap, and someone who will sit down with you and build it around your family.

What Getting It Wrong Can Quietly Cost You

Property is usually a family's largest financial commitment, and a decision made without a plan tends to show up years later. We've seen homeowners hold an underperforming property for too long, enter a project at an unsuitable price, choose a unit that later struggled to find buyers, or stretch themselves too thin to upgrade. Others paid costs they never needed to, simply because the sale and purchase weren't planned together, or found too much of their wealth locked inside one property just when they wanted to move.

That's why we ask one question before every recommendation: "Who is going to buy this property from me in the future, and why?"

Hello! We are Jessie and Benson, a husband-and-wife team with close to 30 years of real estate experience between us. We've made these exact decisions with our own home, our own savings and our own family, and that's why we built the Property Wealth Review: to give you the clarity we had to learn the hard way.

Our Story: From A Matrimonial HDB To A Landed Home

Like many of the families we now advise, we started in an HDB flat. After we sold our matrimonial home, Benson bought a four-bedroom unit at Gem Residences in Toa Payoh. When the development completed, we sold it at around market valuation and put that money into a corner terrace in Katong, the move that changed our family's position.

We didn't get there by guessing the market right. We got there through three decisions we made before we bought anything, and they're the same three we now walk every client through.

1. Your Entry Price Matters More Than You Think

Gem Residences gave us a city-fringe address at a price close to what the outer suburbs were asking at the time. It's easy to think of profit as something that happens when you sell. In reality, it starts with the price you pay to get in, and that price shapes almost everything that comes after.

2. Buy For The Next Buyer, Not Just For Yourself

We chose a four-bedroom unit over a smaller one on purpose. Families grow, and growing families go looking for space, so when it was our turn to sell, the people most likely to want our home were already out there looking for exactly what we had. Every property you buy, you'll one day sell to someone. It's worth knowing who that someone is.

3. Plan Your Exit Before You Enter

Before we committed, we already knew who our future buyers would be. Gem Residences sits near established primary schools, surrounded by a mature HDB estate full of families ready to upgrade to a brand new condo close to where they already live. By the time it completed, it was exactly the home those families were looking for, and selling it to one of them is what carried us to landed.

Instead of recommending a property straight away, we first understand your current property, your finances, your family's needs and your long-term goals. Then we help you answer four questions.

Hold

Is your existing property still worth holding?

Sell

If you sell, when and at what price should you exit?

Switch

Is there another property whose characteristics better suit what you're trying to achieve?

Grow

How can your next move support your longer-term wealth and lifestyle goals without overstretching your finances?

How The Roadmap Works, Step By Step

Step 1:
Property Health Check

We start with what you already own: its estimated value today, your outstanding loan, your CPF usage, your estimated cash proceeds, and the competition likely to come up around it.

 Step 4:
Property Shortlisting

A showflat is designed to make every unit look like the right one, so we shortlist on the things it can't show you: the entry price and the transactions around it, land cost and competing launches, future supply, who the next buyer will be, schools, MRT and transformation plans, and the exit. Instead of seeing everything on the market, you see only what fits.

Step 2:
Financial Safety Check

Before we discuss what to buy, we work out your comfortable budget, your monthly commitment, the cash and CPF you'll need, taxes and transaction costs, and the reserves you should keep after buying. The point is to avoid upgrading simply because the bank says you can borrow more.

Step 5:
Unit Selection And Negotiation

Once the development is chosen, we compare stack, floor, facing and layout, the price difference between units and the comparable transactions, with an eye on how each unit is likely to resell. The cheapest unit is not always the best value, and the most expensive unit is not necessarily the best unit.

Step 3:
Define Your Next 5 To 10 Years

Your family plans, your children's schooling, your own-stay needs, your investment goals, your retirement, and the type of home you'd actually like to live in.

Step 6:
Transaction And Post-Sales

We coordinate your sale and purchase timeline, the negotiation, financing, the legal process, completion, and your renovation and move where it applies. And the relationship doesn't end at completion. We keep reviewing our clients' properties with them as the market and their families change.

MY STORY BY

Jessie Tan

I started my own property journey from a 4-room HDB. When I first entered real estate, I thought property investment was mainly about buying something affordable and waiting for the price to appreciate. My first private property taught me otherwise.

I bought a freehold condominium believing that freehold tenure and potential en bloc value would make it a good investment. After holding it for about seven years, the appreciation was minimal, and it changed the way I look at property. Freehold does not automatically mean a better investment, buying cheap does not automatically mean value, and holding longer does not automatically mean making more money. What matters is the entry price, supply, competition, buyer demand and the exit.

Since then, Benson and I have moved from HDB into private property and eventually landed, and those moves shape how I advise clients today. I've been in Singapore real estate since 2011, across HDB, condominium and landed property, and every conversation I have with a client starts from the same three questions:

- Where are you today?
- Where do you want to be 5 to 10 years from now?
- What property move can potentially help you get there?

MEET

Benson

Benson started as a realtor around 13 years ago, and his very first deal was a $200 rental. Small as it was, it told him someone like him could actually do this. His first property was an HDB flat in Sengkang, and he has kept buying, selling and learning ever since, with his own family's home as the proof. For Benson, it all comes back to family. Get the foundation right, and everything built on top of it has room to grow.

Working together means you get two people looking at the same decision, each bringing lessons from moves we've made with our own money and our own family.

Our Clients Success Stories

A HOME FOUND IN UNDER TWO WEEKS, AND A LANDED PLAN ALREADY IN PLACE
— Mr & Mrs Tan

They first found Jessie through one of her property flyers, with a clear budget and a list of what they needed in District 15. Instead of sending them to every listing on the market, Jessie shortlisted only the homes that genuinely fit and arranged the viewings straight away. Within two weeks they had found their home, and Jessie negotiated a better purchase price directly with the developer. The conversation hasn't stopped at completion: together, they're now planning a sale within the next three years, with a landed home as the next step.

FROM A TERRACE FACING THE EXPRESSWAY TO A FREEHOLD SEMI-DETACHED HOME
— Mr & Mrs Lee

Their 99-year intermediate terrace faced the expressway, and they knew it wouldn't be an easy sale. Benson's confidence in the home and his marketing plan gave them peace of mind, and he found a buyer within two months at a price they were very pleased with. He then negotiated their purchase of a freehold semi-detached house, and the family moved up to the kind of home they had been hoping for.

A ONE-BEDROOM SWITCHED FOR A FOUR-BEDROOM, PLANNED AROUND THE WHOLE PORTFOLIO
— The Krishnan Family

Rather than looking at one property in isolation, Benson reviewed the family's entire portfolio and financial goals. His advice was to sell a one-bedroom unit at The Tre Ver and move into a four-bedroom unit at The Continuum, a switch that suited what the family wanted to achieve over a shorter time horizon. Every recommendation came with the reasoning behind it and none of the pressure, and the family now sees Benson as a long-term advisor they keep coming back to.

NEXT STEPS

There's no cost and no obligation to book a review. Here's what actually happens once you do:

1. Book your Property Wealth Review.
A short, unhurried conversation about your current property, your finances, and whatever's on your mind.
2. We go through your numbers together.
Current value, loan, CPF position, comfortable budget, and what a move would realistically cost you and return.
3. You walk away with a clear answer.
Hold, sell, switch or grow, you'll know why, and there's no pressure to act on it straightaway.
By the end, you should be able to say: "I know exactly where I am today, what my next property move could be, and why I'm making it." And if the honest answer is to wait, that's exactly what we'll tell you.
